The month of April continued to be a pace setter in the New Smyrna Beach area compared to this time last year with 189 closed sales versus 95 in April of 2020. The median sale price was up 36.5% to $355,000 from $260,000 and average sale price up to $491,740 from $367,314 last year. Median time to contract last month was 20 days! Last year at this time the median time to contract was just over 2 months. Low inventory continues to make it a seller’s market with only 205 active listings in the New Smyrna Beach Board of Realtors compared to 510 last year, a 59.8% decrease.
