Per the monthly market detail report released by the New Smyrna Beach Board of Realtors, the number of closed sales were down 3.4% this year compared to March of 2022. The average sale price almost remained consistent being at $488,906 versus $489,108 last year. One notable change was the median time to contract which was up 212.5% from 16 days to 50 days meaning homes are remaining on the market considerably longer.
