Developer Geosam Capital planning large development on State Road 44

When someone mentions new development in New Smyrna Beach, you hear two arguments for AND against… But it will bring new jobs is what they say and that is the top positive in many minds. On the opposite end of the spectrum are those New Smyrna Beach residents who have watched their City expand with new development – a new Walmart here, car dealership there, hotel and condos lining the beachside area, etc. The once quaint beach town now has the look of a future Dunlawton Blvd in Port Orange or Granada Blvd in Ormond Beach.

Real estate developer Geosam Capital is proposing just that – more development: both residential and commercial. According to the Hometown News article from Friday, January 13, 2017, the “shopping center planned for the intersection of State Road 44 and Interstate 95 could rival the size of the recently opened Tanger Factory Outlet Center in Daytona Beach.”

City of New Smyrna Beach experiencing commercial growth; outlook for 2017

The City of New Smyrna Beach is experiencing an influx of new commercial development concentrated on the State Road 44 corridor. With the addition of the New Smyrna Beach Chevy and Ford dealership, construction is also underway for the Dodge/Chrysler dealership as well as a Verizon Wireless retail store recently opening at the Timberlane/SR44 intersection.

According to the City of New Smyrna Beach’s January 2017 Development Activity Report, a permit was issued in November for a new Autozone car parts store; a new Circle K gas station at the Glencoe Road/SR 44 intersection where “Buddy World” was located; and a meeting to discuss a RaceTrac fuel station across from Walmart.

Other interesting development news includes a meeting being held for a proposed Hyatt Place hotel in the prior Outback Steakhouse plaza.

Williamson Blvd extension from Port Orange to New Smyrna Beach is now open!

The long awaited Williamson Boulevard extension is now open and can be accessed directly from Pioneer Trail in New Smyrna Beach. This now paves the way for the ICI to begin their new planned community to be known as Woodhaven. The Woodhaven “plans call for some 1,300 homes and 400 apartment-townhouse units on 762 acres west of Interstate 95 and straddling 2.6 miles of Williamson between Airport Road and Pioneer Trail” and will also include a grocery store, pharmacy, and other retail shops per the Daytona Beach News-Journal.

Williamson Blvd now extends from Ormond Beach to New Smyrna Beach with plans to eventually expand to State Road 44, then to Edgewater, and eventually down to Osteen connecting to State Road 415.
