The New Smyrna Beach Board of Realtors have released their monthly market detail report for January of 2025 and there are some staggering percent changes year over year. The number of closed sales for the month of January are up 60% from January of 2024, going from 30 to 48; all while the number of new listings are up 68.6%, from 283 to 477. The median sale price saw a slight downtick of -.8%, from $368,000 to $365,000, while the average sale price saw a 8.3% increase from $434,717 to $470,802.
