May 2025 Monthly Market Report

The New Smyrna Beach single-family home market continues to show strength and resilience as we move through 2025. In May, the median sale price climbed to $430,000, up 7.9% from the previous year, while the average sale price surged to $558,390, marking an 11.5% increase. These gains underscore strong buyer demand, especially in higher-end segments. Despite a cooling in overall activity with 79 closed sales (a 19.4% year-over-year decrease), homes are still moving relatively quickly, with a median time to contract of just 41 days. Inventory is growing, offering buyers more choices with 611 active listings—a 63.4% jump from last year—and a 7.9-month supply, firmly planting the market in buyer-friendly territory.
