December 2020 Real Estate Market Update!

As we entered the final month of 2020, the real estate market was still showing increases. According to the December 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on January 22, 2021, the average sale price during the month of December was $412,309, up from December 2019 when the average sale price was $351,965, a 17.9% increase. The median sale price was $327,500, up 14.9% from December of 2019.

November 2020 Real Estate Market Update!

As we entered the Holiday season, the real estate market was still humming along. According to the November 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on December 22, 2020, the average sale price during the month of November was $412,885, up substantially from November 2019 when the average sale price was $278,682, a 48.2% increase. The median sale price was $284,990, up 18.7% from November of 2019. Interesting to note was the number of cash sales almost doubled from 29 in November of 2019 to 43 in November of 2020. Closed sales were also up to 137 from 111 last year, a 23.4% increase.

October 2020 Real Estate Market Update!

The month of October continued promising numbers when it comes to the real estate market for sales of single family homes. According to the October 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on November 20, 2020, the average sale price during the month of October was $334,484, down slightly from this time last year and a median sale price of $267,990. Closed sales were also up 34.3% from this time last year.

September 2020 Real Estate Market Update!

The start of the fall season did not disappoint when it comes to the real estate market for sales of single family homes. According to the September 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on October 22, 2020, the average sale price during the month of September was $385,861, up 14.6% from this time last year and a median sale price of $283,750, up 11.3% from September of 2019. Closed sales were also up to 132 from 89 last year, a 48.3% increase. There is also a large increase of new pending sales of 157 last month, up 76.4% from last year.

August 2020 Real Estate Market Update!

The real estate market is looking good as we bring summer to a close and welcome in the fall season. According to the August 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on September 22, 2020, the average sale price during the month of August was $350,106, up 11.6% from this time last year and a median sale price of $269,000, up 14% from August of 2019. Closed sales were also up to 177 from 112 last year, a 58% increase. New inventory is down substantially for the month of August at 352, down from 526 last year which shows it is a seller’s market!

June 2020 Real Estate Market Update!

According to the June 2020 Monthly Market Detail Report released by the New Smyrna Beach Board of Realtors on July 22, 2020, the average sale price during the month of June was $350,083, down 2% from this time last year. June also saw 159 closed sales, up from 122 the prior year, a 30.3% increase, even with the ongoing COVID-19 coronvirus pandemic.
