Per the August 2025 monthly market detail report recently released by the New Smyrna Beach Board of Realtors, the number of closed sales have increased 10.6% from 85 in August of 2024 to 94 in August of 2025. The median sale price also increased 7.3%, from $375,000 to $402,5000. Median time to contract increased drastically, from 43 days to 69 days – an increase of 60.5%. View the full report below.
