New sign I saw this evening on the way home. Located across from the New Smyrna Beach Walmart on the southwest corner of State Road 44 and I-95. Apparently a Holiday Inn Express and Florida Roadhouse is coming soon. What are your thoughts?
Dollar General store coming to Samsula?
The County of Volusia’s Development Review Committee will be discussing plans for a new Dollar General store near the State Road 44 and SR 415 (Tomoka Farms Road) intersection in the Samsula/New Smyrna Beach area on November 15, 2017 at 9:00am.
Two items are on the DRC agenda for the proposed aforementioned development (https://www.volusia.org/core/fileparse.php/5888/urlt/111517StaffReviewAgenda.pdf)
The first being an overall development plan to divide the subject 11.4 acre parcel into a two lot commercial development (2018-S-ODP-0025).
The second item up for the DRC’s review and discussion is a 9,100 square foot retail building (Dollar General) on 1.54 acres of the 11.4 acre parcel (2018-F-FSP-0023).
I sent an email to the County’s planning department inquiring if plans are available for review but have yet to hear back. An aerial photo of the proposed location is above.
With the City of New Smyrna Beach expanding further west, what are your thoughts on new commercial development in the rural Samsula community?

A copy of a survey was obtained from the County of Volusia showing the proposed location just west of the existing gas station on State Road 44.

City of New Smyrna approves rezoning request for 745 home community known as Shell Pointe Colony
The City of New Smyrna Beach approved a rezoning request to make way for a 745 home community on the southwest corner of Pioneer Trail and I-95 to be called Shell Pointe Colony. This is in addition to ICI’s planned development known as Woodhaven to be just to the north which will have 1,300 homes and 400 apartments.
Is the area growing to fast?
